POSITION DESCRIPTION

LEVEL: 5
BASIC FUNCTION:
Supervises all activities
and personnel performing maintenance of college facilities, including
commercial HVAC services on a College-wide basis. Identify and understand the
long-term and short-term maintenance and repair tasks needed to keep all
college facilities assets in good working order, promoting longevity and
efficiency. Maintains knowledge of up-to-date maintenance and repair methods by
continually utilizing technical research tools and training, as an adjunct to
prior experience and training. Ensure all personnel working in the Maintenance
area are trained in these areas of expertise. Utilize college facilities staff
to accomplish maintenance goals by providing professional supervision and
leadership.
RESPONSIBILITIES:
v Leads, plans, and organizes the
maintenance and HVAC services using Computerized Maintenance Management System.
v Assists Director Facilities Services
on staffing issues and performance evaluations. Fills in for Director in his
absence.
v Coordinates building maintenance,
working in unison with other Facilities Services and college departments.
v Responsible for assisting in
preparation of and assuring compliance with college procedures and rules.
v Works with Director of Facilities
Services in developing and maintaining mid and long-term work plans.
v
Assures
maintenance/HVAC services team maintains acceptable customer service standards.
v
Keeps
Director of Facilities Services advised of important maintenance services
issues.
v
Establishes
and coordinates use of College Wide Energy Management Control System.
v Assists in work related to
construction project planning and execution.
v Handles requisitioning of
maintenance/HVAC supplies and materials.
v Overseeing inventory of
maintenance/HVAC supplies and materials.
v Maintains the College-wide
Preventative Maintenance program.
v Develops cost estimates and prepares
reports as required.
v Identifies and provides for
maintenance/HVAC training.
v Assists other Facilities Services
departments as required.
v Responsible for departmental budget.
v Actively promotes teamwork.
v Performs related duties as required.
EDUCATIONAL
REQUIREMENTS:
Graduation from an
accredited high school or possession of an acceptable equivalency diploma.
College level Management and Supervisory course work required; previous
business management experience may substitute. Prefer State Certified
Contractor License in one of the construction/maintenance trades and two years
of undergraduate study in a related field.
EXPERIENCE
REQUIRMENTS:
Twenty (20) years’
experience in the building trades, including HVAC, Electrical, and Plumbing; of
which, ten (10) years must be in a supervisory capacity in the
Construction/Building Management Industry; OR fifteen (15) years’ experience in
the building trades, including HVAC, Electrical, and Plumbing; of which, eight
(8) years must be in a supervisory capacity in the Construction/Building
Management Industry; and a verifiable journeymen credential in one of the
construction trades; OR Florida State or County Contractor’s License in one of
the Construction trades and six (6) years’ experience in a supervisory capacity
in the Construction/Building Management Industry, including experience in HVAC,
Electrical, and Plumbing.
KNOWLEDGE/ABILITIES/SKILL
REQUIRMENTS:
Construction knowledge in
the air conditioning/heating, plumbing and electrical trades. Knowledge of
various controls and commercial / industrial building maintenance. Skill in
reading comprehension and basic mathematics. Supervisory skills to include working
and dealing with personnel issues. Ability to read and comprehend building
blueprints and schematics. Ability to motivate staff to work as a team, in
cooperation with other college units. Coaching and interpersonal skills,
written and verbal and communications skills required. Ability to operate
within a budget and maintain related documentation. Knowledge of computer based
work management systems. Ability to make building and equipment inspections,
and to recognize deficiencies and take appropriate corrective actions in a
measured and effective fashion. Ability to effectively utilize labor and
material resources.
LICENSES/CERTIFICATIONS
REQUIRED:
EPA certified to handle
refrigerants. Level "D" CDL driver’s license.
